Associate Construction Manager
Bright Street, Inc
Bright Street, Inc. is a local, well-established, owner-operated consulting firm specializing in managing mixed-use urban infill development, student housing, and permit expediting in local Bay Area jurisdictions, primarily in the East Bay. With more than two decades of experience, Bright Street, Inc. provides distinguished project delivery services, from initial entitlements to final occupancy, prioritizing client relationships. Bright Street seeks an Associate Construction Manager to support project administration on a large portfolio of diverse projects. This is a hybrid role with a mix of remote, office, and on-site field work, and experience in construction management, architecture, or urban planning are highly desired. This is an exciting opportunity to work side-by-side with the firm’s founder, gaining firsthand insight into the industry while contributing to the strategy and execution of large-scale development projects. The successful candidate will gain hands-on experience in real estate and construction, with exposure to high-level decision-making, daily operations, and collaboration with developers, architects, and contractors. The ideal candidate is passionate about addressing the housing shortage through local development and brings strong curiosity, initiative, and attention to detail to navigate technical challenges, permitting processes, and cross-team coordination.
Key Responsibilities
1. Construction Management
● _OAC Meetings: Attend Owner-Architect-Contractor (OAC) meetings, documenting and prioritizing key follow-up tasks for project teams.
● _Change Management: Assist in the management of Requests for Information (RFIs) and Change Orders (COs) to ensure compliance and minimal project disruption.
● _Contractor Interaction: Meet with contractors on-site to document progress, discuss scheduling, and review budget impacts.
● _Scheduling & Budgeting: Assist in maintaining project schedules and monitoring budgets to ensure financial and timeline milestones are met.
2. Project Coordination
● _Project Coordination: Organize, document and streamline the management of multiple projects via standard project management processes.
● _Task Prioritization: Implement high-efficiency task management workflows to ensure smooth, proactive project oversight and successful project delivery.
● _File Storage Oversight: Ensure all project documentation is accurately filed, named, and organized via online file storage (i.e., Google Drive).
3. Permit Expediting
● _Submittals: Prepare and submit permit application packages both online and in-person at local City agencies (i.e., planning, building, and housing departments).
● _Application Tracking: Monitor application status through various portals and follow up with City staff to ensure efficient and fast permit approvals.
● _Communication & Coordination: Work closely with architects and technical consultants to ensure all responses to City comments are of high quality and submitted on schedule.
● _City Staff Relations: Act as a professional liaison with City staff to identify issues, problem-solve delays and navigate local requirements.
4. Third-Party Consultant Management
● _RFP Administration: Administer and manage the Request for Proposal (RFP) process for third-party project consultants.
● _Selection & Review: Assist the Principal in reviewing consultant bids and selecting the most qualified partners based on project needs.
● _Contract Management: Manage ongoing relationships with project consultants, ensuring deliverables are met and invoices are accurate.
5. Utility Application Management
● _Utility Applications: Coordinate with utility providers and consultants for service applications (i.e., PG&E, EBMUD, and telecommunications providers).
● _Technical Coordination: Assist in the submittal process and coordinate necessary meetings between utility providers and the project team.
● _Progress Tracking: Track design reviews, approvals, and installation milestones for utility infrastructure. Facilitate coordination between utility consultants, local agencies, and the project team. Conduct regular follow-ups to ensure projects move through design and installation phases according to schedule.
6. Process & Systems Improvement
● _Process Improvement: Continually evaluate existing workflows to find efficiencies.
● _AI Integration: Identify and implement AI tools and workflows to streamline administrative processes, meeting documentation, and data analysis.
● _Operational Support: Assist with general firm administration, business development support, and other ad-hoc operational tasks.
Job Expectations & Employment Terms
● _Employment Type: Full-time
● _Work Location: Hybrid, with required minimum 2+ days in-office/on-site (days vary, depending on project needs). Standard Monday through Friday work hours with some flexibility for meetings or deadlines.
● _Environment: Office, municipal local agency offices, and active construction sites. Frequent local travel to East Bay project locations. Requires valid license and reliable vehicle.
● _Physical Requirements: Ability to lift 25 lbs and navigate construction sites (i.e., stairs, ladders, uneven terrain).
Requirements & Qualifications Position requirements include:
● _4 year degree required in architecture, construction management, urban planning, real estate development or related field
● _Minimum one year demonstrated progressive experience in architecture, construction management, real estate development, or related field.
● _Must possess and maintain a valid California Class C Driver’s License and be able to travel to project sites as needed. Ideal candidates will possess the following:
● _Ability to handle diverse tasks in fast-past, demanding work environments with a flexible and adaptable approach
● _Strong organizational skills, attention to detail, and ability to manage multiple project timelines ● _Interest in gaining hands-on exposure to the full lifecycle of urban infill development projects, from permitting through construction
● _Knowledge of and proficiency in Google Workspace (Sheets, Docs, Drive, Meet); knowledge of Smartsheets, Procore (or other construction management software)
● _Ability to read construction drawings or hands-on construction experience
● _Knowledge of local permitting requirements and Bay Area utility providers
● _Ability to establish and maintain effective working relationships with those contacted in the performance of duties
